Mulberry House, Warfield – Green Belt Garage Approval
Planning Permission Secured for New and Extended Garages in the Green Belt
Project: Mulberry House, Bracknell Road, Warfield, Berkshire
Service: Planning Strategy, Planning Statement and Architectural Design
Authority: Bracknell Forest Council
Project Type: Green Belt Garage Extension and New Detached Garage
Outcome: Planning Permission Granted
Stephen Varney Associates Architects successfully secured planning permission for a new detached double garage and extension to an existing garage at Mulberry House, Bracknell Road, Warfield, Berkshire.
The property is located within the Metropolitan Green Belt where development proposals are subject to strict planning controls. The application required careful consideration of Green Belt policy, particularly Policy LP34 of the Bracknell Forest Local Plan and national Green Belt guidance contained within the National Planning Policy Framework (NPPF).
The Challenge
The proposal involved:
- Construction of a new detached double garage.
- Extension of an existing garage building.
- Additional vehicle storage and manoeuvring space within the site.
Although the buildings were ancillary to the existing dwelling, the Local Planning Authority needed to be satisfied that the proposals would not result in disproportionate additions within the Green Belt or harm the openness of the area.
During the assessment process, the case officer referred the application for discussion at a senior planning team meeting specifically to consider Green Belt implications and compliance with local policy.
Our Approach
A detailed planning statement was prepared to assess the proposal against both local and national planning policy.
The submission included:
- Analysis of existing and proposed building volumes.
- Assessment of Green Belt impact and openness.
- Demonstration that the proposal remained subordinate to the host dwelling.
- Consideration of visual impact within the wider landscape.
- Explanation of how the revised vehicle layout would improve circulation within the site and reduce congestion within the existing courtyard arrangement.
The design sought to balance the practical needs of the property with the requirement to preserve the openness and character of the Green Belt.
The Outcome
Following review by Bracknell Forest Council, planning permission was granted.
The approval confirmed that the Council considered the proposal acceptable in Green Belt terms and that the development would not result in unacceptable harm to openness or the character of the area.
